Smart Property proposes a digital property platform for Bhutan NDI-verified users. The project explores how property records, document review, ownership shares, and lease events could be managed through a government-style digital marketplace with blockchain-backed records.
The prototype supports property document submission, administrative review, ERC-6909 share minting, fractional purchase of property shares, resale listings, and on-chain lease records. It uses NDI integration to connect users to verified identity, Privy for wallet access, and IPFS for property document storage.
The public-service value is in exploring more transparent property workflows. Property-related processes often require reliable identity, trustworthy documents, clear ownership records, and auditable transfers or lease events. Smart Property tests whether digital identity and tokenized recordkeeping can support these requirements in a user-facing system.
Because real property systems involve legal, regulatory, and land-record constraints, this proposal should be evaluated as a prototype for simulation and policy exploration rather than as an immediately deployable land administration system.
